Primary Functions of Operating and Maintaining the Asset:
- Negotiate and administer leases and related property contracts.
- Oversee leasing broker relationships, manage listing agreements, distribute and account for commission(s), solicit new marketing and broker relationships, if necessary.
- Oversee Property Management including accounting and distribution of rent, oversight of all third-party vendor contracts including but not limited to landscaping, janitorial, HVAC, roof maintenance, vertical transportation, security, lighting, parking lot maintenance, and fire suppression and monitoring systems.
- Perform building inspections and analysis of required improvements. Manage the construction of tenant improvements and the accounting of construction expenditures.
- Detailed engineering and maintenance services, including performing building inspections and analysis of required improvements.
- Propose, apply and negotiate bridge, construction or permanent financing.
- Asset Disposition services (including sales of multiple parcels and properties).
- Detailed due diligence (including environmental and property condition).
